As We Get To Know Each Other… You’ll Quickly Realize That I’m The Luckiest Person On Earth - So Let’s Talk About Where I Was Way Back 4½ decades ago...

I was 19 and living in Newcastle, Australia.

I had no university education or background in investing

I had no idea where to start investing

I had no knowledge of how to get cashflow from a property if I was to get one

... and I had just landed a job as an estate agent (which might seem like a good thing) but it was taking up all my time to learn the ropes and trying to get clients.

This meant I didn’t have the time to learn or work out the best way to get started.

There’s a stupid myth out there..that if you just buy any old property that if you hold it for long enough you’ll always make money

… Well sometimes it doesn’t work out like that..

And if you want to create ongoing passive income then it is almost never the answer...

I know, because I tried.

I gave it everything I had.

I gave it my BEST shot.

And it didn’t work.

Because I played by the rules I saved money for a deposit, I bought old properties to fix up and I did everything right...

I Ended Up With Properties That Cost Me Money To Own So I Had To Work Harder And Harder Just To Keep Owning Them And I Hated It…

I hated it because every property I wanted to buy was going to cost me money to buy, money to hold and money to renovate or fix up… it was money out, out, out and hardly any money coming in all on the promise of some future reward...

I had goals, dreams and aspirations...I wanted more out of life...and I wasn't getting there fast enough...

...and working a full time job while trying to renovate an old house that took all my spare time and money wasn't going to work.

So I did what everyone else out there does in this situation.

I started looking for a way out.

I looked everywhere and a few months later I found it.

I went to work early one morning and found one of the old partners in the real estate firm poring over an old leather bound ledger. He told me that it was a ledger of all the properties he owned.

I asked him how he came to own so many properties (because there were heaps!!) and he told me “James I never buy a property unless it pays me to own it right from day one”

This was the exact opposite of what I was doing…

I still didn’t know exactly how he was finding these mythical rainbow unicorn properties that would pay him from day one…

Then a mate of mine unwittingly gave me the answer one day...

He’d been doing the same thing as me - buying up old houses and fixing them up. Then he’d started expanding his portfolio and ended up getting himself into trouble. So he came to me to ask if I wanted to buy this one property he’d decided to sell to free-up some cash.

He’d bought an old butchers shop at a liquidation auction on a whim, and was now trying to offload it onto me… so I said I’d buy it from him. I literally had no idea what to do with it.

The next morning I went to my mentor with the old leather ledger and said “I’ve just bought this by accident… what do I do with it?” (I’ll tell you what he said shortly…)

Commercial Property Is One Of The Simplest and Yet Effective Ways To Invest If You Want To Create Passive Cash Flow and Rapid Manufactured Growth

Just think about it:

Doesn’t Residential Property Get More Growth? MYTH! Not only does commercial have growth built into the leases, but the opportunity for manufactured growth on some properties is massive!

I see vacant commercial everywhere - what gives? You’ve got to know what to look for. Some kinds of properties and areas struggle others thrive no matter what (more on that later...)

What about the rise of ecommerce? There are lots of business that are eCommerce proof. Try and get your haircut online, or buy fuel, or home services… the list goes on...

I’m developing houses, can commercial beat that? I built a cafe, two apartments and then got planing permission for a 7 story block of mini apartments… all on a tiny 280 square meter block (3013.89 square foot). And raised the value of the property by $2M. Can Residential beat that?

What about lockdowns - aren’t brick and mortar businesses struggling? Some are, some aren’t - The silver lining is that we now have bulletproof market intelligence as to which businesses have stayed rock solid no matter what.

My old mentors trick for getting cash flow right from day one of ownership was the perfect thing for me...

And the best part that attracted me to doing it this way?

You Don’t Even Have To Cover the Outgoings Of The Property Or Property Taxes

That’s right! - You can literally build those outgoings into the lease for the tenant to pay so you don’t have to.

Which means you can put so much more of the rental income… in your back pocket!

All you have to do is know the best types of commercial property to add to your portfolio and how to sort the winners from the lemons.

And That Was The Birth Of My Commercial Investing Journey

After being offered that one property - I did what my mentor told me...

I had no idea how to get a tenant, create cashflow or build value

All I knew how to do was do one thing he said to get started… and take it from there.

Here's what my commercial property looked like - not all that glamorous right?

And even though I had someone to tell me where to start

I still had to do the work to actually create cashflow

Looking back, those first few months I still didn’t know what I was sitting on.

I managed to get a tenant

He fixed the place up to suit his needs and signed a lease

But that was it - the cashflow was OK, nothing to write home about but decent for what it was.

At least this property was covering its own repayments so that was something. I kept hearing that commercial didn't have any growth in it and that was the thing I wanted to really solve.

After all, a property that covers itself is good but without the growth it wasn’t going to get me where I wanted to go.

The reality at the time was that I’d just landed another property which wasn’t helping me get richer… or so I thought at the time…

That was my life and I was ready to quit.

But thankfully, I didn't...

That Was 45 Years Ago, And Fast Forward To Today And It Almost Seems Like A Bad Dream

I proved the idea of “following the traditional life path” to be all wrong…

Instead of working 60+ hours a week to keep up with all the loan repayments on houses I had to work like a dog to fix up.

I'm sitting on the deck of my sub-tropical home a few minutes from the beach, I never have to work if I don’t want to because the income from my portfolio covers all my living expenses 50x over… and I get to live how I want, travel when I want, drive what I want and do whatever I feel like at the time…

[This is not some pretty stock picture - this is actually me at the end of an idyllic evening surf at one of my favorite local spots]

I have my dream life, a great relationship, a kick-ass portfolio and a passion for property that just won’t quit, plus that portfolio seems to go from strength to strength because when the bank look at my income, they realise that I could buy 10 more properties at still cover the mortgage…

Which of course is the trick… because the way I buy deals would only increase my income even more!

Unlike most people who invest in property where each property either costs them more or doesn’t get them far enough ahead to make them a safe bet for the banks meaning every new property they buy makes them less and less attractive to lenders…

You see when you’re on the wrong track, it’s only a matter of time before the whole thing falls apart. If you’re not doing it the way I do it you’re most likely building a house of cards which is highly risky. It doesn’t take much in the world to change and it can all come tumbling down.

I did this for years, and it not only drove me crazy…

It drove me to the point where I was banging my head against the wall, trying to push back the inevitable tide of collapse where I had no more time, and no more money to give…

Instead of me creating wealth with property I was running myself into the ground on the promise of some future wealth I might one day achieve…
